Depending on what it is you wish to do you will want to choose an agent that meets your specific needs. There are three different types of agents: buyers', sellers' and dual agents.
A buyer's agent is always in the best interest of the buyer. They are there to get the buyer the best possible price on the home that they want. For this act they usually split the commission with the seller's agent. A seller's agent is always in the best interest of the seller. Their goal is to sell the property for the highest price possible; this means that they have to attract the right kind of buyers for the property. But seller's agents also have to disclose any problems with the property to the buyer regardless of if it will affect the buyer's decision. In Mexico there is no realtor's certification. Because there is no certification required anybody can come up to you and say that they are a realtor. Because Mexico law does not regulate realtors anybody who lives in Mexico can open up a corporation and obtain a work visa to say that they are a realtor. These people are actually scam artists and while they might show you property, the property you are selling may not actually be for sale. So when purchasing or selling property in Cancun you want somebody who is familiar with the local laws and regulations for that country.

Tip one: Do plenty of research about the company before choosing one. You will want to make sure that they specialize in Cancun real estate. There are actually a lot of realtors who specialize in properties in Mexico who are doing business in the United States.
Tip two: Make sure your realtor knows the laws and regulations for buying property in Mexico. Buying property in Mexico is a lot different then buying property in the United States. Because Cancun is in a restricted zone the process for buying property there is more complex than buying property in other places of Mexico. Make sure when discussing things with your realtor that they understand the process of buying property in a restricted zone. Your realtors who understand the process will usually bring it up before you even ask about it or they will have the process listed on their website.
Tip three:
Look for a realtor who is a member of professional organizations. While Mexican law does not require realtors to be licensed realtors can still be members of a professional group. Two professional groups to look for are the Asociacion Mexicana de Prodesionales Inmobiliarios, which is the official association of Mexican Real Estate Professionals. Another professional organization to look for is the International Affiliate of the National Association of Realtors.
